THE CAPE TOWN ESTATE AGENT ROLLERCOASTER
A recent post doing the rounds captured a very real, heartbreaking buyer experience in today's market—comparing house hunting in Cape Town to an Edgars Red Hanger Sale.
It’s fast, frantic, and emotionally exhausting for buyers trying to find a place to call home.
But while buyer frustration is completely understandable, spare a thought for the Cape Town estate agent currently operating somewhere between an Edgars clearance sale, The Hunger Games, and an impromptu group therapy session—all while clutching an Offer to Purchase under one arm.
One minute:
“Fantastic show day! Forty viewers and sixteen offers!”
The next minute:
▪️ Seven buyers haven’t been pre-qualified.
▪️ Three are “cash buyers”… once they sell two properties and receive money from an uncle overseas.
▪️ One wants occupation on Friday.
▪️ The seller has developed R500,000 worth of additional confidence overnight.
▪️ The approved building plans have entered the Witness Protection Programme.
▪️ The disclosure form says “no defects”, while the ceiling whispers, “That’s adorable.”
▪️ FICA documents are apparently “coming just now”.
▪️ Someone is asking for feedback at 22:47.
▪️ And the commission has changed its WhatsApp status to Last Seen: Registration Day.
Then the agent must stand right in the middle of everyone:
🗣️ Buyer: “Why didn’t you hold the property for me?”
🗣️ Seller: “Why didn’t you get me more money?”
🗣️ Bank: “Please resend page three.”
🗣️ Conveyancer: “Who initialled this amendment?”
🗣️ Municipality: “Your query has been logged.”
Agent: “I’m absolutely fine.”
Cape Town’s strong demand is both an opportunity and a pressure cooker.
Limited stock can mean quick sales and multiple offers—but it also means disappointed buyers, affordability battles, unrealistic seller expectations, fear-driven decisions, and enormous pressure on agents to keep the process fair, professional, and moving forward.
And let us be clear: Multiple offers are not permission for games.
Every buyer deserves honesty.
Every seller deserves proper advice.
Every offer must be handled professionally.
Every known risk should be identified before urgency becomes recklessness.
Because everyone sees the glamorous SOLD sticker.
